Many tenants complain that their landlords aren't quick to respond to their needs, such as when it comes to fulfilling repair requests or handling problems with unruly neighbors. But some landlords care very much about making things right so that tenants who follow the rules and pay the rent on time will want to stay.

For instance, Spring Manor Apartments in Lancaster, Pennsylvania recently held its first annual "Breakfast-on-the-Go," offering free treats plus the morning paper to tenants. On National Pretzel Day (which, if you didn't know, was April 26), tenants were greeted with individually wrapped pretzels when they opened their apartment doors, in appreciation of their loyalty and in the name of fostering good customer relations.

In Marion County, Florida, the management at Tuscany Place Apartments takes a proactive approach to repairs by dropping by apartments to ask tenants about any maintenance issues they may have, according to the Ocala Star-Banner. Advenir at Stonelake Apartments, another complex in the county, reportedly hosts free monthly social events for tenants, such as pizza parties with video games.
