Supers come in many shapes and sizes. Depending on the unique needs of the
apartment, an apartment superintendent will have varying responsibilities. The
primary function of the apartment super is to oversee the day-to-day
operations of an apartment. They may have a staff of their own or they may be
the one doing all the work. The following is a list of common duties held by an
apartment super.
- Make general repairs to individual units. If water is leaking from a pipe or the
toilet breaks, the super is responsible for making the repairs. If it's beyond their
know-how, they organize, in conjunction with the landlord, the hiring of outside
help.
- Oversee repairs to the apartment building. If the elevator or intercom
breaks, the super is in charge of making sure these are fixed.
- Cleaning the common spaces. This includes sweeping, mopping or vacuuming
the hallways and stairs. In the winter, this may involve shoveling snow.
- Assisting in showing empty apartment units. Brokers often have the keys to
individual units and will let apartment brokers into the building to show available
units to prospective tenants.
It's wise to befriend your super. They may have been in the building for some
time after tenants come and go, giving them great understanding of the vibe of
the building as well as the neighborhood.
